A leaky pipe, a roof breach, a dishwasher overflow, water damage happens. The question is always the same: can this be repaired, or does it need to be replaced? The wrong call in either direction costs you money.

First: Find the Source
This is non-negotiable. Repairing or replacing water-damaged drywall without fixing the moisture source is money thrown away. The damage will return. Before we touch the wall surface, we confirm where the water came from, whether it is truly dry, and whether mold has established behind the wall. In the Lowcountry, mold can begin developing within 24 to 48 hours of a water event.
When Repair Is Appropriate
Minor surface water staining from a resolved source can often be treated rather than replaced. The affected area must be fully dry (we use moisture meters to verify), the stain sealed with a shellac-based primer, and the surface refinished and painted. If the gypsum feels firm and there is no evidence of mold, repair is a legitimate option.
When Replacement Is Required
Any drywall that is soft, crumbling, sagging, or shows visual mold growth must be removed. The same goes for any panel wet for more than 48 to 72 hours, even if it looks dry on the surface. In flood situations, drywall typically needs replacement from the floor up to at least 12 to 18 inches above the water line.
